General Description of the Position
1. Responsible for the management of the assigned project site, setting up and the implementation of the maintenance standards and project Terms of Reference from the construction phase, completion and up to handover phase of the project.
Duties and Responsibilities
1. Responsible for the general upkeep of all common areas, amenities and facilities provided by the developer and including the show room and model units being used by the sales team.
2. Supervise and oversee all the staff under the Property Management Office or the Homeowners Association. (admin, technical, housekeeping, security, liaison)
3. Ensure the availability of utilities for the project including electricity, water, telephone and internet.
4. Manage the creation of the homeowners association and ensuring smooth operation of the same until it is handed over to the legitimate homeowners.
5. Meet the monthly target collection of association dues and other assessment to ensure the availability of funds for the operation of the community.
6. Responsible for the initial acceptance of completed unit by the Construction team before turning over the same to the unit owner.
7. Respond to inquiries, resolves owner complaints and recommend remedial action.
8. Provide fast and efficient services to all unit owners by ensuring that concerns are attended on a timely manner.
9. Enforce house rules and provisions of the Deed of Restrictions.
10. Responsible for ensuring site safety, cleanliness, and compliance with environmental laws.
11. Ensure compliance with local regulatory requirements.
12. Establish good relation with neighboring communities, organization and local government units.
13. Must be able to prepare budget and financial reports.
14. Submit regular reports to management.
Job Requirements:
1. Preferably graduate of Civil Engineering or Property Management related course.
2. With strong background and work experience (at least 5 years) in property management preferably in the real estate industry (residential or housing projects).
3. Knowledgeable in safety standards.
4. Familiar with construction practices and handover regulations.
5. Good customer relations background.
6. Must be willing to be assigned in Lipa City, Batangas.

Salary: Php30,000.00 - Php45,000.00 per month
